Property group Segro has issued a first-quarter trading update stating that it has secured £21m of additional “headline” rent through increasing occupancy rates, rent reviews, renewals and new developments. The company’s vacancy rate fell to 4.4% from 5.2% at the end of December. Developments totalling 100,000 sq m of space were completed in the quarter and will be capable of generating £3.8m of headline rent when fully let. Chief executive David Sleath says the business has continued to perform well, while new equity raised in February provides the capacity to pursue further growth opportunities.
SEGRO Plc (SGRO.L) Announced, in its trading update for the period from 1 January to 16 April 2019, that the company secured £21.20 million of new headline rent. Rent roll growth on existing space was particularly strong at £6.00 million, significantly benefiting from the re-gearing of several leases in its Heathrow portfolio. The vacancy rate has reduced to 4.4%, reflecting strong lettings of both existing and recently completed speculative space as well as the impact of disposals and low take-backs. Moreover, net investment during the period totalled £40.00 million, comprising £100.00 million of development capex and land purchases, £10.00 million of asset acquisitions and £70.00 million of asset and land disposals. Net debt at 31 March 2019 was £2.20 billion.
